Roles of Facility Managers During the Rainy Season

The last heavy rain saw a majority of Lagos flooded. I remember how my mainland friends would tease me when I constantly complained about the crazy traffic that occurs due to any amount of rain. They would say, “we don’t have that issue on the mainland,” but alas, the last rain proved them wrong. Both the mainland and the island were all flooded. From the 3rd Mainland Bridge to Ikorodu Road, Iyana Ipaja, Abule Egba, and Surulere, no area was spared. Coupled with a certain Afrobeat celebrity’s wedding, that day was hell for many Lagosians, and the proper rainy season is yet to be upon us (and the seven days of non-stop rain). Even “ogodo oyinbo” Houston wasn’t left out; “them collect.” This shows facility managers have a very crucial role to play this season.

Facility managers play a crucial role in ensuring the safety of people, buildings, and the functionality of infrastructure during the rainy season and potential flooding. Their responsibilities include:

  1. Pre-flood Preparation:

   – Conducting regular inspections of drainage systems and ensuring they are clear of debris.

   – Implementing preventive measures such as installing flood barriers and waterproofing essential areas.

   – Creating and updating emergency response plans tailored to flood scenarios.

   – Ensuring all gutters are cleaned and cleared for free flow.

  1. Maintenance and Monitoring:

   – Continuously monitoring weather forecasts and flood warnings to prepare for imminent threats.

   – Ensuring backup power systems and pumps are in working order to manage potential power outages and water accumulation.

   – Regularly checking the condition of roofs, gutters, and downspouts to prevent water ingress.

  1. Communication and Coordination:

   – Keeping building occupants informed about safety procedures and updates during heavy rains.

   – Coordinating with local authorities and emergency services for timely assistance.

   – Providing training for staff on emergency protocols and evacuation procedures.

  1. Post-flood Recovery:

   – Assessing damage and initiating cleanup and repair work promptly to minimize downtime.

   – Ensuring proper sanitation and mold prevention measures are in place to protect health.

   – Reviewing and updating flood management strategies based on lessons learned.

We now have a lot of communal living, and facility managers can collectively come together to do things for the benefit of the different establishments/estates being managed. They can come together to clear out canals in the axis, etc.

Effective facility management during the rainy season not only helps in mitigating damage but also ensures the safety and well-being of all building occupants. Till next time stay safe.
